Curb Appeal
Curb appeal is your best chance to create a strong first impression on buyers before they step foot into your house. The pluses and minuses that jump out at buyers create their first perception of your house and how you upkeep house's regular maintenance. Knowing this helps us to decide what plan of action we can use to invite buyers from the street and into your home. If your home's exterior isn't inviting with retouched paint and blooming greenery it's time to get those things done. Refer to the Curb Appeal Checklist and raise your house's final selling price.

Welcome Home
Could a buyer picture themselves watching a movie in your living room, relaxing in your spa tub or studying in your home office? We want your house to pleasantly accept buyers and offer them a sense of comfort. I'll help you accomplish this by recommending changes that enhance the features of your place. I'll suggest that you put out of sight pieces that give the impression of clutter. Surface areas like tables, desks and counters should be free and clear. Brick-a-brack, souvenirs, family photos, and refrigerator artwork should get moved out of sight. We need to "neutralize" the house so buyers can see it as their new place.
I know exactly where a room's best features are and how to highlight them. Enhancements that directly affect your sale price include fixable like furniture pieces that should get removed, rooms that need new paint, carpet that needs to be replaced, fixtures that need replacing, and windows that need cleaning.
Buyers' agents know that their clients want to see a house that seems comfortable. Personal items that could be unsightly should go into storage in order for your home to achieve mass appeal at the open house.

Setting the Stage I'll tell you when your house is ready to open your home up to buyers, because all of the improvements mesh together to create a picture of what buyers can envision after they close on your house. Lighting is a mood changer and we'll open curtains, and reduce shadows where needed to welcome the buyer. We'll enhance the mood of the house with enjoyable music playing lightly and make sure a pleasing aroma circulates room-to-room. We'll include cozy-looking throws, and pillows on your couch and bed. Buyers should feel like your current house is their future home. |
